Progress Continues on Boutique Hotel & Mixed-Use Development in Historic Roswell

ROSWELL, GA – Apr. 12, 2019 – Canton Place Development LLC announced today its partnership with Mainsail Lodging & Development LLC as co-developer for Historic Roswell’s new 125-room boutique hotel. Specializing in creating luxury hotel projects as distinctive as their locales, Mainsail is well known for its concepting, vision and innovative design. The Tampa-based hospitality company’s regional focus includes Florida, Georgia and the Caribbean, with other developments currently underway in Atlanta and Macon, GA.

“We are beyond excited to bring the expertise of Mainsail president, Joe Collier, and his team into the fold as our lead partner on the hotel’s development,” said Kevin Bryant, co-founder of Roswell-based Canton Place Development. “Their reputation and success as one of the hottest developers of boutique, lifestyle-branded hotels and resorts is exactly the right fit for the Historic Roswell project. They are good people, visionary developers, and experiential hospitality experts.”

“We approach each project as a rare opportunity to create one-of-a-kind experiences for guests and locals alike,” said Joe Collier, president of Mainsail Lodging & Development. “Uncovering what is unique to Roswell and bringing new life to this already thriving area and iconic destination while respecting its historic heritage is our goal.”

In the first quarter of 2019, Canton Place Development also closed on two land parcels that include the Wells Fargo bank, which will be home to the hotel as well as a newly-renovated iteration of the bank, and 26 Webb Street, which will house boutique retail and office space. The company released new design elevations for the corner of Magnolia Street and Mimosa Boulevard that include the redevelopment of the Wells Fargo bank currently on site.

The 2.92-acre development will be home to restaurants, retail shops, day spas, galleries, an urban market, office space, parking and lifestyle amenities within an easy walk to Canton Street. It is located within the boundaries of Magnolia Street, Mimosa Boulevard and Webb Street, and sits behind the store fronts facing the south end of Canton Street.

“The size and scope of this development in the Historic District involves many voices all working towards a common goal of bringing a beautiful, interconnected and walkable experience to Roswell,” said Abby Port, co- founder of Canton Place Development. “A project of this magnitude has many moving parts so it’s important that we progress in a thoughtful manner to do things the right way – the Roswell way.”

Canton Place Development is well underway in discussions with potential tenants to fill the approximately 50,000 square feet of retail, restaurant, and office space available for lease. Leasing inquiries may be sent to Kevin Bryant at kb@cantonplacedevelopment.com or by calling (770) 769-5101.

Updated conceptual drawings attached show the south and west elevations of the new Wells Fargo Bank, and the boutique retail space along Webb Street at the north end of the land parcel. Canton Place Development Announces Plans for Boutique Hotel and Mixed-Use Development in Heart of Historic Roswell

Updated Plans and Renderings Show Full Connectivity to Canton Street Creating a Walkable Gaslight District and Destination for Residents and Visitors

ROSWELL, GA – Aug. 28, 2018 – Canton Place Development LLC announces today details and updated conceptual renderings for the new boutique hotel and mixed-use development it is bringing to Historic Roswell. The project is anchored by a 125-room boutique hotel and will be home to restaurants, retail shops, urban markets, office space, parking and lifestyle amenities within an easy walk to Canton Street.

The entire development is located within the boundaries of Magnolia Street, Mimosa Boulevard and Webb Street, and sits behind the store fronts facing the south end of Canton Street. The $86 million investment for the Roswell community includes approximately 50,000 square feet of retail, restaurant, and office space available for lease, and approximately 400 self-parking and valet spaces with a Lyft and Uber drop-off area.

This project was designed with two key elements always in mind – establishing connectivity with all of Canton Street and neighboring historic district and creating an experiential gathering place for Roswell residents and visitors,” said long-time Roswell resident Kevin Bryant and Abby Port, co-founders of Canton Place Development. “The vision of everyone involved with the project is to transform the area from a linear street to a full city block that features pedestrian areas to explore, work, stay and play.”

The hotel will be built on the land owned by Roswell King when he first came to his future namesake city and feature garden views, upscale dining, lounge, pool, fitness center, and spa.

The adjacent event building will house additional restaurant and large event spaces and is designed to honor the look and feel of old Roswell and the historic Mill that Mr. King built in 1836. Large tracts of greenspace are planned for the site including a 24,000-square-foot outdoor ballroom and garden running along Magnolia Street and a large hotel courtyard that will sit at the project’s center.

“The design vision for the development was to create a walkable urban gaslight district that connects Canton Street with this truly historic part of Roswell through beautifully landscaped terraces, wide sidewalks, stairs and the hotel’s courtyard,” said Alex Paulson, principal at Randall-Paulson Architects. “We have structured multiple entry points to retail, restaurant, hotel and garden spaces for easy pedestrian access, and hidden parking structures to enhance the walkability, safety and attractiveness of the area. The character and ambiance of this project will be reminiscent of the southern charm that still defines Historic Roswell today while weaving in modern amenities and functionality.”

Paulson has worked alongside Gray Reese to lead the project’s design and architecture. Both men have nearly three decades of experience in hospitality and mix-use architecture and construction contracts resulting in award-winning projects. Reese has been lead architect on several Bohemian hotel concepts, part of the Marriott Autograph Collection, and his work can be seen in such historic cities as Savannah, Asheville, NC and Charleston, SC.

Updated conceptual drawings show scope of the 2.92-acre development including the hotel and mixed-use spaces, as well as additional 0.43 acres of boutique retail space along Webb Street at the north end of the land parcel.

“The boutique hotel and mixed-use project is going to create an incredibly unique, vibrant destination within Roswell's historic district that will truly set our community apart within the region,” said Steve Stroud, executive director of Roswell Inc. “This creates a stronger sense of place and identity for our city and will also serve as a catalyst for additional investment in Roswell.”

Partners in this project include Canton Place Development, Dion Meltzer/Meltzer Properties LLC, Randall-Paulson Architects, Gray Reese LLC Consulting Architects, Robins & Morton (general contractors), Brad Pager Developments Inc. (retail leasing and management), Dave Schoendorf/ American Community Builders, along with close working relationships with the City of Roswell, Roswell Inc., Roswell Downtown Development Authority, and Wells Fargo & Company. Leasing inquiries may be sent to Kevin Bryant at kb@cantonplacedevelopment.com.

Additional information will be released as it is confirmed regarding development and construction milestones, signed retail and office tenants, parking and traffic flow updates, etc. The entire project is slated for completion in late 2020.
